Our Process
Every project is different, but our approach is built around a clear and collaborative process. From the first conversation through to completion, we work closely with you to understand your needs, develop the design, manage the technical requirements, and help bring your vision to life.
1. Pre-Design
We begin by understanding your project, your aspirations, your site, and your budget. At this stage, we gather the information needed to establish a strong foundation for the project.
This may include reviewing the Certificate of Title, site and drainage information, planning and zoning requirements, existing buildings and site conditions. Where required, we coordinate site surveys and specialist investigations to understand boundaries, levels, vegetation, services, soil conditions, and other site constraints.
This initial process allows us to identify opportunities and potential challenges early, helping us develop a clear and realistic project brief.
2. Concept Design
Once we understand your requirements and the opportunities presented by the site, we begin developing the design concept.
We explore ideas around site planning, spatial organisation, orientation, natural light, views, materials, functionality, and architectural character. Where appropriate, we may develop alternative design options to explore different possibilities and find the approach that best responds to your brief.
We work collaboratively with you throughout this stage, refining the design based on your feedback while keeping the project objectives and budget in focus.
3. Developed Design
Once the preferred concept has been established, we develop and refine the design in greater detail.
At this stage, the overall form, layout, materials, finishes, and key architectural elements are carefully considered and coordinated. We also review the design against your budget and project priorities to ensure that the proposed solution remains practical and achievable.
Where required, we coordinate with quantity surveyors and other consultants to help establish preliminary project costs and identify opportunities to manage the budget.
We can also assist with the resource consent process where required, coordinating with relevant consultants and specialists to address planning and regulatory requirements.
4. Detailed Design & Building Consent
Once the design is developed, we progress the project into detailed design and documentation.
We prepare the drawings, specifications, schedules, construction details, materials, finishes, and other technical information required to clearly communicate the design and support the building consent process.
We coordinate with structural engineers, services consultants, quantity surveyors, and other specialists as required to ensure the various aspects of the project are integrated.
Our experience with the building consent process allows us to coordinate documentation and communicate with the relevant Building Consent Authority throughout the process.
Where appropriate, we can also assist with selecting contractors and preparing documentation for pricing or tendering.
5. Contract Administration
Once construction begins, we can provide contract administration services to help manage the contractual and financial aspects of the project.
This may include reviewing progress claims, assessing variations, issuing relevant contract documentation, monitoring progress, and assisting with the resolution of issues that arise during construction.
Our role is to help maintain clear communication between you, the contractor, consultants, and other project participants while ensuring the project continues to align with the agreed design and contract requirements.
6. Project Observation
During construction, we can provide regular site observations to monitor progress and review the work against the architectural documentation.
The level of involvement can be tailored to suit your project and requirements, from periodic site visits through to more regular involvement during key stages of construction.
Our site involvement provides an opportunity to identify issues early, clarify design details, coordinate with the contractor, and help maintain the quality and intent of the design.
7. Completion
As the project approaches completion, we carry out a final review of the works and identify any outstanding items requiring attention.
We work with the contractor to address remaining defects and assist with the completion and close-out process. Where included within our scope of services, we can also assist with final documentation, warranties, and the process of obtaining the Code Compliance Certificate.
